Earlier this year, we got pretty excited about Avalon Urban Towns, a new contemporary townhome community by Savic Homes, which is coming to downtown Kitchener. At the time, we only had a little information about the neighbourhood and a beautiful rendering to fawn over, but now we have some more details about the Avalon floor plans to share with you!
The majority of the floor plans at Avalon feature two bedrooms, but there is a two-bedroom+media plan, as well as a three-bedroom floor plan. In order to learn more about the three-bedroom plan, you need to get in touch with a sales representative at the presentation centre. The floor plans presented on the community website range from 743 to 1,211 square feet, and each of them has a few different options for the interior layouts.
The Avalon community features stacked townhomes. The Orion and Lyra floorplans are single-storey plans that occupy the patio and main levels, respectively. The other floor plans are multi-storey and occupy the second and third floors, and come with spacious rooftop terraces. The Orion and Lyra also come with large outdoor spaces in the form of patios and balconies. By having single-storey and multi-storey units, Avalon accommodates a wider range of homeowners, including first-time buyers, downsizers, empty-nesters, and even investors.
Some of the high quality interior features and finishes at Avalon include 9’ ceilings, contemporary cabinetry and granite countertops in the kitchens, stainless steel appliances, upgraded plank laminate flooring, porcelain and ceramic tile, and beautiful white fixtures in the bathrooms.
The new site plan also reveals some interesting information about the Avalon community. There will be a half basketball court and a playground in the centre of the community, as well as an open green space called Avalon Park. Having these social areas for both children and adults promotes a healthy and active environment for families and couples.
There will also be underground parking for residents and ample visitor parking. On the opposite side of the first phase of residential (Block A, B, and C), on the other side of the basketball court and park, Savic Homes has planned three more townhome blocks, as well as a contemporary mid-rise condo development. Needless to say, Phase 1 is usually the best time to get in on a new community from an investment standpoint.
From an architectural perspective, we really like how Savic Homes is embracing the traditional aesthetic that Kitchener offers by using brick, but they are spicing things up a bit with the charcoal zinc brick and that signature “fin” profile on the building. ABA Architects, a Waterloo based firm, has experience designing a wide variety of developments, including condos, commercial spaces, retail, industrial, and institutional. The firm took this opportunity to create a townhome design unlike anything you’ve ever seen in Kitchener!
Located at Highland Road West and Ira Needles Boulevard in downtown Kitchener, Avalon is surrounded by parks, golf clubs, grocery stores, and great shopping opportunities.
