Trimart’s Top 5 Communities of the Last Month

According to Trimart Research Corporation’s latest report, the Total Market Area (TMA) has seen steady gains of new low-rise sales over the last three months. In the first quarter of 2015, 25.5% of Trimart’s annual forecast has been reached for amount of low-rise sales. Though sales are steady, and the TMA’s inventory is steady at 11,600 units, BILD’s recent report announced a shockingly low inventory of ground-related homes in the GTA, coming in at just over 5,000 units.
Listed below are a few notable low-rise sites of the last month:
The Preserve - via Mattamy Homes
Taking the top position on this week’s Trimart Hot Spots list is The Preserve by Mattamy Homes, which had 65 sales last month. This Oakville community features rear lane townhomes, two-storey townhomes, as well as 34’, 38’, 45’, and 50’ detached homes, ranging from 1,583 to 4,242 square feet. Prices at The Preserve range from $516,990 to just over $1 million. Oakville is one of the cities that we expect to be in the top five list for most sales at the end of 2015 since there are so many great communities opening there this season.
Canterbury - via Tribute Communities
Coming in second is Canterbury, a Toronto development by Tribute Communities that saw 62 sales last month. Canterbury features a wide selection of luxury townhomes, ranging from 1,618 to 2,055 square feet, with prices starting at $950,990. Though these townhomes are priced higher than average, the fact that there were 62 sales last month shows how in demand townhomes are becoming.
Kingmeadow - via Minto
The third spot is snagged by Kingmeadow, an Oshawa master-plan by Minto that had 47 sales last month. The 36’ detached homes and 43' detached homes are sold out at the moment, but there are a few townhomes available ranging from 1,776 to 1,862 square feet, with prices starting at $357,990.
Vales of Humber - via Greenpark
With 45 sales last month, Vales of the Humber by Greenpark slipped into the fourth position. This community is fulfilling that demand for larger lots in Brampton. The detached homes are available on 50’, 55’, 86’, and 100’ lots, with home designs ranging from 2,764 to 7,683 square feet. Prices start at $793,990 and range up to more than $1.5 million.
Urbantowns on Bayview - via Treasure Hill Homes
Coming in fifth with 21 sales last month is Urbantowns on Bayview by Treasure Hill Homes in Richmond Hill. This community features a great collection of urban townhomes, ranging from 1,904 to 2,460 square feet, with prices starting at $729,900.
The Arbors - via Brookfield
On this week’s Trimart Hot Spots list, we have a sixth position, which is filled by The Arbors, an Aurora community by Brookfield Residential that had 20 sales last month. This community features townhomes ranging from 1,560 to 1,620 square feet, with prices starting at $649,990.
