During the last weekend of May, Fernbrook Homes, Pristine Homes, and Zancor Homes launched Phase 1 of Belle Aire Shores, one of the latest and most highly anticipated new low-rise communities to open in Innisfil. After the first day of opening, Phase 1 completely sold out!
According to a recent news release, the builders didn’t expect to sell out so quickly. They released over 200 new homes collectively and while they were fully booked for the preview launch for registrants, they didn’t anticipate that so many families would purchase right away.
“There is a lot of potential in Innisfil for future development,” says Michael Cortellucci, President of Pristine Homes. “We knew it when we first acquired the site. Families in the GTA see it too. Belle Aire Shores is the best opportunity to invest in this rapidly growing town.”

Recently, the Building Industry and Land Development Association (BILD) announced that the average price of a new detached home in the GTA exceeded $1 million at the end of April. In Phase 1 of Belle Aire Shores, there were 36’, 42’, and 50’ detached homes ranging from the $500,000s to the high $600,000s. There were also townhomes starting in the $400,000s.
The builders saw a great response from move-up buyers. Couples residing downtown Toronto and other urban centres are being priced out of the new low-rise market due to a lack of inventory. The resale market is also getting out of hand when it comes to low-rise pricing. Innisfil is a lakeside town with a wealth of amenities on the edge of the GTA, so it just makes sense that more and more homebuyers will be looking to this area for a new home with more square footage.
“We’re building townhomes and singles that are much more affordable than homes in the GTA, and you still receive high quality craftsmanship and a convenient location near Lake Simcoe,” explains Fabrizio Cortellucci, President of Zancor Homes.
There is a proposed GO Station right next to Belle Aire Shores, as well as a proposed on-off ramp at Highway 400 and 6th Line, so access to the GTA and beyond will be a breeze. There are already many amenities within a few minutes drive of the community, and there will definitely be many new amenities and services as more and more families decide to call Innisfil home.
"We're building a very cohesive community here in Belle Aire Shores and that's just one of the many things that separates our very calculated community from the rest," says Joseph Salvatore, President of Fernbrook Homes. "The three builders, my highly talented partners - we all worked together to make Belle Aire Shores a Master-Planned Community. Whenever you think of Innisfil all you have to do is think of Woodbridge 28 years ago."
If you visit any other sales centre for a community where a few builders are collaborating, you will notice that each builder has their own separate building. That’s not the case at Belle Aire Shores. As Joseph Salvatore points out, the builders are working together to make Belle Aire Shores Innisfil’s premier community, and the success of the opening weekend is proof that they are doing it right.
It’s obvious that Fernbrook Homes, Pristine Homes, and Zancor Homes have brought all the right pieces together to make Belle Aire Shores one of Southern Ontario’s most successful new low-rise communities.
Phase 2 is scheduled to be released this fall, so register to receive more information leading up to the special event!
