The fourth and fifth condo towers at Emerald City are about to rise!

One of North York’s most exciting condo master-plans is Emerald City by ELAD CANADA. Earlier this year during the summer, ELAD broke ground at the community’s fourth condo, The Colours of Emerald City, and the fifth condo, aptly named Fifth on the Park, has also launched. We recently had the chance to meet up with Ron Weinstock, Executive VP Business Development & Construction, to check out the construction progress.

Since the summer, PCL, the construction company, has come a long way. Weinstock explained that the excavation and shoring is basically done and you should see a crane going up in two to three weeks. They will be starting work on the foundation this week.  

There are four levels of underground parking, which will be shared between The Colours of Emerald City and Fifth on the Park. The parking will also be shared by a third tower, which hasn’t launched yet.

Weinstock pointed out that the first three towers of Block A are complete, and Block B, which is currently underway, will also have three towers. Colours of Emerald City will be 13 storeys tall, while Fifth on the Park reaches 24 storeys, and the third tower will be around 33 storeys. The third tower is in the process of being designed.  

The construction schedule sees The Colours of Emerald City rising above grade by March 2016, and Fifth on the Park commencing shortly after that in August 2016. They will rise roughly simultaneously, with occupancy of The Colours of Emerald City tentatively scheduled for Summer 2017, and occupancy of Fifth on the Park will be about a year after that.  

It’s important to note that before Block B got to this point, ELAD built a new road connecting to Don Mills to relieve traffic congestion. On the other side of this new road is Block C, where three more towers and street level retail will be developed.

“When we were dealing with the neighbourhood and the City about this development, getting approvals, one of the requests of the neighbours was for us to add more retail,” Weinstock explained.

According to Weinstock, The Colours of Emerald City is approximately 80% sold, so there is still an opportunity for you to purchase at this now under construction condo! Weinstock also said that they are seeing many repeat buyers who are deciding to buy in these condos and rent out their completed unit in Block A.

“A huge advantage is that we completed the community centre,” Weinstock said, as he motioned towards the Parkway Forest Community Centre across the street. “They have the mall across the road (Fairview Mall), the underground TTC station, so they have everything here.”

Phase 1 of the Parkway Forest Community Centre is complete, and Phase 2, which is the aquatic centre is currently under construction.

The presentation centre is on site, so you can also walk around the completed Block A neighbourhood to get a feel for the community atmosphere.
