Is Technology a Selling Point for Buyers?

Recently, the National Post published an interesting article about residential developers who are “wiring up buildings to stay competitive and click with buyers.” Basically, Canadians (and Torontonians specifically) love their technology, and to appeal to new buyers, developers need to offer the latest and greatest.
The article covers two developers: Edenshaw Homes and Dundee Kilmer.
Edenshaw Homes
Amanda Charbon, Marketing Coordinator at Edenshaw Homes, said, “We really wanted to cater to where technology is going...When we built this building, we had social networking and the time people spend online at the forefront of our minds.”
The building she is referring to is Chaz.Yorkville, a downtown Toronto development near Yonge and Charles. We visited the site last summer for a construction update.
Chaz.Yorkville will feature a state-of-the-art gaming suite, and will also implement the use of Bazinga! - a new app for condos. Bazinga! is basically a tool that helps the condo board stay better connected with residents. With the app, residents will be able to do everything from booking the party room to paying condo fees and bills.
Chaz.Yorkville will also be fully wired with fibre-optic cabling instead of copper. With fibre, residents will have access more bandwidth and faster internet speeds!
At the Canary District, Dundee Kilmer will also be using fibre cabling. They teamed up with Beanfield Metroconnect to wire numerous buildings throughout the master-planned community to create one of the world’s most interconnected networks. Residents of the Canary District will experience one of the fastest internet speeds on the planet. Oh, and did we mention that this will enable neighbourhood-wide free Wi-Fi? If that’s not a selling point, we don’t know what is.
“Communities that have reliable services like these will be preferential over others that don’t. We know the faster speed and reliability will be more and more important to consumers. It’s about giving them access to that,” said Jason Lester, President of Dundee Kilmer.
How long will it be before all developers and builders are equipping their projects with the latest tech gear? Just think about how far phone technology has come in the last 10 years. Remember when flip-phones were cool? It wasn’t that long ago. There’s no doubt that the homebuilders that embrace the implementation of new technology will be the ones we see building our communities further down the line.
