Strong March in the Making for the New Home Market

With only a week remaining in February, Trimart Research Corporation expects March to be very busy for the Total Market Area’s (TMA) new home market (low-rise). There are many new releases and openings scheduled for March, especially in Kleinburg and East Gwillimbury. East Gwillimbury in particular is expected to see a lot of growth over the next decade, as it has been designated as one of the province’s Places to Grow. Minto saw success there recently with the launch of their Queen’s Landing community, which sold all 90 first phase units in just three hours!
Listed below are a few notable low-rise sites of the last month. Oddly enough, there are no East Gwillimbury sites. There will be a few next month for sure!
Springvalley - via Royal Pine Homes
Placing first on this week’s Trimart Hot Spots report is Springvalley Village, a Brampton community by Royal Pine Homes. Last month, there were 19 sales at Springvalley. The popular community features semis and 38’ and 40’ detached homes ranging from 1,615 to 3,375 square feet. Royal Pine is offering some great incentives at this community. With the purchase of a semi, receive a $5,000 upgrade bonus package, and receive a $10,000 upgrade package for purchasing a detached home. It’s funny that even in a report that highlights Kleinburg and East Gwillimbury, Brampton is still taking the top spot! Seems that Brampton is not ready to be dethroned as the most popular city for new low-rise development.
Meadowgreen - via Heathwood Homes
Following closely with 13 sales last month is another Brampton community, Meadowgreen by Heathwood Homes. This quick selling community features 22’ townhomes ranging from 1,863 to 2,622 square feet, with prices starting at $541,900. Heathwood is also offering an enticing incentive at their Brampton community - a $1,500 moving service value. Imagine purchasing a home and not having to worry about the costs associated with moving!
Manhattan - via Pratt Homes
Coming in third with 10 sales last month is Manhattan - Upper West Side by Pratt Homes. This Barrie community features a great collection of urban townhomes, ranging from 606 to 1,464 square feet with prices starting at a very affordable $170,990. At this price point, Manhattan is a great option for first-time homebuyers and couples looking to purchase their first home together. As for incentives at Manhattan, Pratt Homes is offering purchasers the choice between five appliances or $2,500 in upgrades.
Seven Oaks - via Fernbrook Homes
Tying for the third position is Seven Oaks, a Fernbrook community in Oakville. This luxury community features townhomes and 38’ and 43’ detached homes ranging from 2,129 to 3,791 square feet. With premium upgrades and luxury finishes included, Seven Oaks homes range from $709,990 to just over $1.1 million.
Kingmeadow - via Minto
The final position on this week’s Trimart Hot Spots report is snagged by Kingmeadow, Minto’s highly successful Oshawa community, which saw six sales last month. Minto has sold out of the townhomes and 36’ detached homes at Kingmeadow, but there are 43’ detached homes ranging up to more than 3,500 square feet, with prices starting at $482,990. In addition to Minto’s success at Kingmeadow and Queen’s Landing, they recently received three prestigious awards at the 2014 EQ Awards for their commitment to developing sustainable communities.
