Southdown Towns is an amazing opportunity for move-up buyers!

Newinhomes.com recently received news about a new infill project in the Clarkson area of Mississauga, called Southdown Towns by United Lands. We were very curious about the project, so we got in touch with Colin Pillar, Vice President, Development & Construction, to learn more about Southdown Towns.

Newinhomes (NIH): What first attracted United Lands to this Clarkson site?

Colin Pillar (CP): We’ve been developing land in that area for around 50 years. We recently finished a high-rise condo project on Southdown Road, adjacent to the GO Station, called Stonebrook Condominiums.

When we heard about this property becoming available, we were very interested, especially since the land was initially developed by United Lands for industrial use way back in the ‘50s. Things have come full circle. The area has made an amazing transition to a family-friendly neighbourhood, and the whole property is surrounded by residential.

NIH: What kind of townhomes is United Lands developing?

CP: There will be 104 three-storey, back-to-back townhomes, ranging from a little over 1,400 to just under 1,900 square feet. When we first acquired the site, we considered a stacked townhome model, but we didn’t think it was very user-friendly. There’s just too many stairs and the units would be smaller, and we’ve heard about acoustical issues associated with the stacked product from others in the industry.

The back-to-back model gives us the density that we need and the unit owners the convenience they expect from a traditional townhome. So the homes have traditional townhome floor plans, but without a rear yard, which we are replacing with a private rooftop terrace. The terraces will have gas and water hook-ups, so residents can easily set up a summer kitchen for enjoying the outdoors and entertaining.

NIH: What kind of buyers do you expect to see at Southdown Towns?

CP: Based on registrations, the average age is around 35 years old, which is what we expected. This is a great opportunity for singles and couples who own condo units right now and are looking for more space. They will definitely get more square footage for their dollar at Southdown as opposed to traditional high-rise condominiums.  

Every townhome has three bedrooms and the difference between the smaller and larger plans is room size. The more spacious plans have larger bedrooms. We also have a long list of luxurious interior features and finishes, like granite countertops, laminate or hardwood flooring, oak stairs, stainless steel appliances, tile in the kitchen and bathrooms, and glass-walled showers.

Another feature that we think residents will really appreciate is convenient access to their underground parking space where each unit will also have a storage area that is the full width of the parking area.

NIH: It sounds like there is plenty of room to grow at Southdown Towns. How is the neighbourhood family-friendly?

CP: The neighbourhood is well established. There’s a highly regarded daycare nearby and a well-known French immersion high school. There's shopping to the south, the GO Train is only minutes away, and there are parks and trails down along the lake. And there’s also easy access to the QEW so downtown Toronto is only about 20 minutes away, and Royal Windsor, a major east-west street, goes out towards Oakville. This is already a family-friendly neighbourhood, and we’re excited to bring more housing options to the area.
