Sneak Peek at the Top 4 Low-Rise Cities in the GTA

As March comes to an end, Trimart Research Corporation is giving us a sneak peek at first quarter statistics, highlighting the top four selling cities for new low-rise homes in the Greater Toronto Area (GTA). Coming in first place with 738 year-to-date sales is Brampton (are you really shocked?). Coming in a distant second is Milton with 435 sales, and in an even more distant third, there is Barrie with 154 sales. The fourth highest city, Richmond Hill, is worth mentioning since it has 148 sales so far, not too far behind third place.
Listed below are a few notable low-rise sites of the last month:
Downsview Park - via Mattamy Homes
Placing first on this week’s Trimart Hot Spots list is Downsview Park, a Toronto community by Mattamy Homes and Urbancorp. The community features a great selection of stacked and rear lane townhomes, ranging from 555 to 2,341 square feet. Prices start from $279,990. Throughout 2015, you will find that townhomes are becoming more and more popular, especially amongst first-time homebuyers and families with young children. Along with popularity, the average size of townhomes will increase to accommodate the strong demand. The reason the sizes of townhomes are increasing is because homebuyers are looking to this housing type as an alternative to detached living, which is becoming increasingly expensive across the GTA.
Urbantowns - via Treasure Hill Homes
Placing second is another townhome community, called Urbantowns on Bayview. This community is being developed by Treasure Hill Homes in Richmond Hill. There were 14 sales at the community over the last month. The urban townhomes range from 1,904 to 2,460 square feet and are priced from as low as $729,900. We realize this starting price doesn’t seem like an affordable option to detached living, but these are luxury townhomes in a highly sought-after neighbourhood! Plus, detached homes in the City of Toronto are averaging around $1 million at the moment.
Kingmeadow - via Minto
Third place is taken by Kingmeadow, Minto’s Oshawa community, which have 13 sales in March so far. The townhomes and 36’ detached homes at Kingmeadow have sold out, but there are 43’ detached homes remaining, starting at $482,990. The homes range up to more than 3,500 square feet. Last year, Oakville was one of the top selling cities for new low-rise homes, but it hasn’t made the top four in the first quarter of 2015. Minto just previewed Oakvillage, a new townhome community, and they released about 200 units, so we expect Minto to help make Oakville one of the GTA’s most desirable cities for townhome living this year.
Seven Oaks - via Fernbrook Homes
Speaking of Oakville, the fourth position is taken by Seven Oaks, a Fernbrook community with 12 sales in the last month. This luxury community features townhomes, as well as 38’ and 43’ detached homes, ranging from 2,129 to 3,791 square feet. Prices start at $709,990 and range up to more than $1.1 million. Fernbrook’s continued success should also contribute to Oakville’s rising popularity.
Mount Pleasant Meadows - via Starlane
Snagging the last spot on the Trimart Hot Spots list is Mount Pleasant Meadows, a new community by Starlane Homes that had 10 sales in the last month. Located in Brampton, the community features a wide collection of 30’, 36’, 38’, 41’ detached homes, ranging from 1,643 to 3,183 square feet. Prices start at $483,900.
