Reserve presents Bellefair Kew Beach Residences

Inspired to rejuvenate a 20th century church, Reserve Properties is creating an intimate condominium and retail community that blends seamlessly into The Beach's urban tapestry. Featuring just 23 contemporary condos and six sophisticated townhomes, Bellefair will also include fresh retail along Queen Street that enhances neighbourhood offerings.
"This is a unique opportunity to connect the old with the new while revitalizing this strategic Queen Street location across from Kew Gardens," says Shane Fenton, Vice President of Reserve Properties.
Reserve Properties retained heritage architect Christopher Borgal and lead architect Roland Rom Colthoff of architecture studio RAWdesign to adapt the Late Gothic architectural style of the former church into a five-storey condominium structure. With one- to two-bedroom + den layouts and two-storey penthouse suites available from approximately $359,000 to $1,100,000, the adaptive reuse of this neighbourhood focal point is designed to respect the quiet elegance of this one of a kind community in Toronto.
Another central tenant of Bellefair's vision is an emphasis on outdoor space, which is reflected in a second level courtyard that presents many residents with a gracious landscaped entrance to their home. In addition to a shared courtyard, townhomes boast front and backyard terraces, some stepping down to private gardens. Condos offer large balconies or terraces and double height penthouse suites tip out on to generous sun decks on multiple levels, with unobstructed views of Queen Street, Kew Gardens and Lake Ontario.
"From the boardwalk, to the dining, and jazz festival, I have a particular fondness for this neighbourhood that I frequently visited with my parents while growing up," says Fenton. "It is crucial that this project be respectful of the rhythm and history of the community."
The church's exterior brick wall along Queen will be enhanced with high-end entrances and feature windows for prestige retail to coincide with the vibrancy of the family-friendly main street. "It is essentially a gap in the fabric of the neighbourhood that will be knit together with this modified design," says lead architect Roland Rom Colthoff.
Tucked behind the carefully articulated façade are six three-storey townhomes, available from $871,900, that feature rich dark brown masonry and wood to compliment the tone of the church, with stone embellishments and luminous finishes to fuse an urban modernity with the existing neighbourhood.
Designed by award winning II BY IV Design Associates, Bellefair's interiors evoke a laid-back ambience with floor to ceiling windows and custom Scavolini cabinetry, all highlighted by wide plank floors and 10 ft. ceilings. Finishes are offered in a range of colour stories; from the appeal of blonde on blonde floors and cabinets to a bold statement of deep espresso and charcoals contrasted with light countertops. With the beach dweller in mind, Bellefair is equipped with stainless steel European appliances, luxurious bathrooms with eco-friendly features, and condo amenities that include a welcoming lobby, party room, fitness centre and doggie spa.
Bellefair is a milestone project for Shane and his father Shelley Fenton, president of Reserve Properties. "Working together on this project is quite a privilege and a wonderful family affair," says Shelley. "Simply put, we expect Bellefair to be a beacon for The Beach community and a wonderful example of combining the past with the future."
