Pronto Homes on Demand launches in Waterloo!

Recently, Losani Homes unveiled their Pronto Homes on Demand program at the Delta Waterloo Hotel. Industry professionals were invited out to the celebration to take in this new, innovative way of selling homes.

A live band played as attendees mingled and nibbled on hors d’oeuvres. CEO of Losani Homes, Fred Losani, made a presentation, explaining how they are changing the way that homebuyers find the perfect home.

“Losani starts building before a purchaser buys,” Losani said. “Buyers can walk through homes at various stages of construction – from permit in hand to completed homes — in dozens of different designs and in a dozen communities. In fact, Losani has Ontario’s largest ‘ready built’ construction program operating year round in Ontario, perhaps in all of Canada. Purchasers can enjoy closings as soon as 30, 60 or 90 days, or longer, depending on their circumstances.”

We saw a great example of this recently with the testimonial from couple Doug Sloan and Karyn Taylor, who purchased a Pronto home earlier this year. Doug and Karyn toured their home in March and were moved in by May.

The Losani home was nearly complete by the time Doug and Karyn toured it, and they were very pleased with the upgraded features and finishes that had been selected. The Pronto Homes on Demand program allows prospective buyers to tour homes that are between 30% and 100% built. Depending on the stage of construction, they can select their features and finishes as the home is being built.  

“We were pleased with the process,” Doug says. “It was great being able to tour the actual home we bought without guessing what it would look like. From the moment we walked into our home, which was nearly finished, we knew it was perfect for us.”

Every Pronto home comes with 9’ main floor ceilings, Berber carpet, keyless entry systems, lower level three-piece bathroom rough-ins, and an entry to the garage from the house, where applicable. Most of the homes also include hardwood flooring on the main floor and granite or quartz countertops in the kitchen.  

By applying for permits early, Losani Homes can avoid future development charge increases, so they can guarantee home prices and closing dates. This way, homebuyers are more confident in the advertised purchase price, they can see and touch the home as opposed to buying from a 2D floor plan or rendering, and they can be more involved in the actual construction process.

“This is a completely different way of approaching homebuying, focusing on what the buyer wants, not what the builder wants or the seller has to offer,” Losani said. “We publish a catalogue every few months, the Pronto Portfolio, and there are nearly 100 newly built, warranted and builder-discounted homes listed in the Kitchener-Waterloo area.”

In the Kitchener-Waterloo area, Losani Homes has two communities currently under way; Doon Creek and Victoria Common. The final phase of Victoria Common has been released and there are a few townhome models available.

Doon Creek has a wide selection of Pronto homes available, including two-storey singles, bungalows and bungalofts, and townhomes.
