According to a Zoning By-law Amendment Application, considered by North York Community Council, plans are being proposed for a new condo development at 175, 181, and 187 Wynford Dr. in Toronto.

The proposal for 175 Wynford Dr.

The owner of 175 Wynford Dr., Allied Don Valley Hotel Inc., is proposing a three-building development. The plan calls for two residential buildings reaching 30 and 34 storeys respectively, and a total of 913 units. These two towers would share a four-storey podium. The third building will be a six-storey hotel. The proposal states that there would be approximately 135 studios, 513 one-bedrooms, 260 two-bedrooms, and five three-bedrooms. The development would also feature a five-level underground parking garage. The total gross floor area of the proposed development is roughly 728,383 square feet.

It is important to note that the first community meeting has not happened yet, so many factors of the proposal are likely to change.

The potential of 175 Wynford Dr.

Located near the intersection of Eglinton Ave. East and the Don Valley Pkwy., 175 Wynford Dr. has an interesting neighbourhood. There are a number of schools in the area, a golf course, department stores and shopping complexes, restaurants, parks, and even a few movie theatres.

The interesting part is that everything is spread out so nicely. The neighbourhood amenities aren’t so close that you feel claustrophobic, but they’re not too far either. Everything is conveniently spaced out so that 175 Wynford Dr. is at the centre of everything.

Also, with the on-ramp to the Don Valley a short drive to the west, downtown Toronto is only ever a few minutes away. If the proposed plans gets approved, the development would suit those who seek condo living just outside the downtown core.

The future of 175 Wynford Dr.

It will be interesting to see how locals respond to the condo proposal. There are already a few high-rises in the area, including Tridel’s sold out Accolade condo building, which reaches 33 storeys.
