Phase 1 of Waterview Condominiums is 85% sold and under construction!

We recently had the opportunity to meet LJ Mian, President of LJM Developments, a Burlington-based developer with a lot of history in the area. While we were touring their head office, Mian shared some information about Waterview Condominiums, a master-planned development on Grimsby’s waterfront. The project sounded pretty interesting, so now we’re taking a closer look at it!
Waterview Condos is a multi-phase development that will strongly complement the Town of Grimsby’s waterfront plans, which includes millions of dollars of upgrades for the Waterfront Trail to create pedestrian promenades, new beaches, and public pavilions. Right now, Grimsby’s waterfront is the place to be if you’re looking for boutique lakeside condo living.
Phase 1 of Waterview Condos is 85% sold, and according to Mian, 80% of the purchasers so far are end-users, most of them are downsizers. This location is a great opportunity for empty-nesters looking to sell their large low-rise home and add to their retirement fund. Grimsby’s waterfront is much more affordable than Toronto’s, Burlington’s, or Oakville’s.
While there are many downsizers purchasing at Waterview Condos, Mian says that there have been a few young couples looking to the condo market for a starter home. It’s pretty rare for younger buyers to be able to consider a waterfront condo as their starter home.
Located along North Service Road, near the QEW and Casablanca, Waterview Condos is surrounded by some convenient amenities, including banks, shops, parks, and recreation clubs. There are even a few schools, so that’s another reason young couples looking to start a family may be interested in the condo community.
From the QEW, Waterview Condos will look pretty interesting. Phase 1 and 2 of Waterview Condos has a unique architectural design that we have never seen before in Ontario’s condo market. The condo has a single-loaded design, which means that all the units are on one side of the building, so every unit is guaranteed a view of the water (hence the development’s name).
Another reason Waterview Condos will be unlike other developments is that Mian and his team go the extra mile when it comes to the retail/commercial spaces. Their head office is located in a plaza that they developed and built, and they also curated the businesses and shops that would be in the plaza in order to ensure that residents of the neighbourhood had access to a variety of amenities. LJM Developments will be doing the same thing at Waterview Condos!
In addition to curated ground floor retail, Waterview Condos will feature a variety of building amenities including an outdoor patio with private cabanas and a zen garden, an outdoor hot tub, barbecue stations, a fitness centre with a yoga room, a conference room, a party room, a guest room, and there will even be a private walkway to a local park.

As mentioned above, Phase 1 of Waterview Condos is 85% sold, and there is still a great selection of units in Phase 2. The Phase 2 units range from 548 to 1,342 square feet, and what makes these units so special is that LJM Developments really takes advantage of the waterfront location by giving many of the units expansive balconies!
We think it’s pretty safe to say that the majority of the balconies range from 100 to more than 200 square feet, and there are even a few units with 300+ square foot balconies. For example, the Flowing Hollows unit features a 1,005 square foot floor plan and the balcony is 936 square feet, which equals a total living space of 1,941 square feet!
