There is no doubt about it, Yorkville is booming! With the success of the Four Season's Hotel and Residences, and the Yorkville on Davenport, Toronto definitely has a thirst for Yorkville condos.One proposal that we have been keeping a keen eye on is Empire's project at 140 Yorkville Ave. Empire purchased the site earlier this year. Recently, a rendering popped up on the City of Toronto's planning department web page. The Zeidler architect designed building honours the modern-contemporary style that most in Toronto seem to enjoy, but has a little twist to it with some subtle accenting of the glass work and interesting balcony placement.
Empire plans to bring a 38-storey condominium to 140 Yorkville Ave. The plan, as we know it, calls for 342 units. The development will feature 214 one-bedroom units, and 128 two-bedrooms. Surprisingly, there are no studios or three-bedrooms as of now, but that could change by the time the application is approved. The tower will have amenity spaces on both the 3rd and 5th floors, and as we are seeing with most new condominium projects, there will be over 21,000 square feet of retail space at street level.
The plans are in the development process, and we are still waiting to hear the locals’ initial thoughts on the project. Outside of the expected NIMBYism, it will be interesting to see what kind of constructive feedback the City and Empire receive at the community meetings.What are you thoughts on the initial renders?
