Only 5 units remain at Clairity in Guelph!
By Lucas on May 09, 2016
It seems like only yesterday we were first hearing about Clairity, Reid’s Heritage Homes’ contemporary condo development in Guelph. Well, we’ve just received word that there are only five units remaining!
We’re not surprised at all that the condo units at Clairity sold so quickly. Reid’s Heritage Homes is a top homebuilder in Guelph and if there’s anyone that understands what the city needs in terms of healthy growth, it’s them.
Boutique condo living is growing in popularity among both first-time buyers and downsizers, which are two of the largest purchasing segments at the moment. First-time buyers want something of high quality but it has to be affordable. And baby boomers also desire a quality home, and are looking to pad their nest egg after selling their larger family home that they no longer need.
Many are turning to Guelph thanks to the relatively affordable prices, and the city is quickly becoming a more diverse area that can accommodate a wide range of residents. Some buyers are investors looking to generate rental income from students attending the University of Guelph, which is less than 10 minutes away from Clairity by car.
That said, the available units at Clairity are all two-bedroom plans, and most investors that plan on renting opt for the one-bedrooms and studios. We expect to see mostly first-time buyers jumping on the final opportunity to own at Clairity.
Not all young singles and couples in search of a condo unit to call home want to live in a dense urban centre. Clairity is an amazing option for young buyers who want to live in a neighbourhood with a tranquil atmosphere but still want the convenience that condo living offers.
The available units at Clairity range from approximately 800 to 900 square feet, with prices starting in the mid $200,000s. You won’t see prices that fair in downtown Toronto or even in Burlington or Mississauga.
Last month in the Greater Toronto Area’s (GTA) high-rise market, the average price per square foot was $582, according to the Building Industry and Land Development Association (BILD). Apply that average to the Discovery floor plan (875 square feet) at Clairity and the price would be $509,250. The actual starting price? $275,400. You simply get way more for your money at Clairity.
Located along Clair Road East between Victoria Road South and Gordon Street, Clairity is within a close proximity to a wide variety of local amenities, such as grocery stores, schools, banks, restaurants, and plenty of retail. Stone Road Mall is about 10 minutes away and features more than 130 retailers, including popular fashion brands and a Shoppers Drug Mart.
When it comes to recreation, Victoria Park East Golf Club is just up the street and Springfield Golf & Country Club is nearby. There are also many parks in the neighbourhood, including South End Community Park and Orin Reid Park. Plus, the University of Guelph’s Arboretum is an attraction that draws in both tourists and locals on a daily basis due to its natural beauty.

The remaining five units at Clairity all come standard with upscale features and finishes, including quartz countertops, vinyl plank flooring, a six-piece kitchen/laundry appliance package with stainless steel in the kitchen and white washer and dryer, breakfast bars on the kitchen peninsulas, and USB outlets for convenient device charging. Each unit also comes with a parking spot and there are two electric charging stations in case you own an electric vehicle.
This is your final opportunity to own at Clairity, so visit the sales centre at 98 Farley Drive (behind Zehrs) on the weekend from 12 pm to 5 pm. Additional appointment times are available.
