New Low-Rise Market to Surge in Fall 2014

As of July 2014, the Total Market Area’s (TMA) year-to-date sales of new low-rises reached 12,528, according to Trimart Research Corporation. This is 67.7 percent of Trimart’s annual forecast. July saw 1,499 sales, which is the highest total in the last six years. With more than 20 new openings and releases scheduled for fall 2014, Trimart predicts the new low-rise market will see a surge in sales between September and November.

Listed below are a few notable low-rise sites for the last month:

trimart Hawthorne Village - via Mattamy Homes

Once again, Mattamy Homes finds itself atop the Trimart report, achieving 64 sales at their Milton development, Hawthorne Village. The community features urban townhomes, and 30’ and 36’ detached homes ranging from 1,044 to 2,824 square feet. Prices start at just $306,990.

Placing second is Geranium Homes’ resort-style development Friday Harbour, which saw 37 sales last month. Located in Innisfil, the community features a wide selection of urban townhomes ranging from 433 to 1,766 square feet. Prices start as low as $229,900.

Vales of Humber - via Greenpark Vales of Humber - via Greenpark

The third spot is taken by Vales of Humber, a Brampton community by Greenpark Homes that saw 22 sales last month. The community features detached homes on large lots ranging from 50’ to 100’. The homes measure from 1,926 to 7,683 square feet, with prices starting at $673,990 and reaching just above $1.5 million.

Upper West Side - via Regal Crest Homes Upper West Side - via Regal Crest Homes

Coming in fourth place is Upper West Side, a Thornhill community from Regal Crest Homes. With 20 sales last month, the community has 41’ and 50’ detached homes available, ranging from 3,023 to 4,800 square feet. Prices start at $1,159,900.

trimart Wildflowers - via Mattamy Homes

Mattamy makes another appearance on the Trimart report with Wildflowers in Kitchener. There were 18 sales at the community last month. Wildflowers features detached homes on 30’, 36’, and 43’ lots, as well as townhomes. The homes range from 1,263 to 3,164 square feet with prices starting at $254,990.

trimart Manhattanm - via Pratt Homes

Placing sixth on this week’s Trimart report is Pratt Homes’ Manhattan - Upper West Side development in Barrie, which saw 13 sales last month. The urban townhomes range from 606 to 1,464 square feet and prices start as low as $165,990.
