New low-rise home inventory sees slight increase

According to the most recent report by Trimart Research Corporation, just under 90% of their annual forecast for new low-rise sales has been achieved. They are confident that their forecast will be reached by the end of the year. The report also states that the Total Market Area saw a slight jump in new low-rise inventory, but not too significant. It still remains uncertain as to whether the inventory levels will be strong enough to support the high demand before we enter a slower period for new home sales.
Listed below are a few notable low-rise sites of the last month:
Cranberry Hill - via Mattamy Homes
Coming in first on this week’s Trimart Hot Spots list is Cranberry Hill, a new Waterdown community by Mattamy Homes. During opening month, there were 113 sales at Cranberry Hill. The community features 30’ and 36’ detached homes, ranging from 1,391 to 2,752 square feet, with prices starting at $493,990.
Placing second with 40 sales over new release weekends is Hillsborough by Andrin Homes in East Gwillimbury (top image). This community features 38’, 40’, and 45’ detached homes, ranging from 2,146 to 3,658 square feet, with prices starting from $654,990. East Gwillimbury has been so hot this year that we feel like we’ve already seen prices start to climb.
Esprit - via Sundial Homes
The third spot is taken by another community that had a very successful opening month. Esprit by Sundial Homes in Newmarket had 33 sales last month. The community features 35’ and 40’ detached homes, ranging from 1,974 to 3,441 square feet, with prices starting from $789,990. As you can see, there are still homebuyers out there willing and able to afford detached homes, even as prices rise.
Coming in fourth is the latest phase of Geranium Homes’ highly successful Stouffville community, Trails at Cardinal Point. With 22 sales over the course of a couple weekend openings, the community is being received very well. The townhomes at Trails range from 1,467 to 2,031 square feet and are priced from $559,900. Geranium has developed a strong following in Stouffville, so we’re not surprised to see a lot of sales at this new opening.
Sharon Village - via Great Gulf Homes
Snagging the final spot on this week’s Trimart Hot Spots list is Sharon Village by Great Gulf Homes. Great Gulf released a new collection of semis and detached homes at Sharon Village and saw 20 sales. The 22’ semis and 36’ and 40’ detached homes range from 1,520 to 3,600 square feet, with prices starting at $577,990.
