New home inventory continues to drop as sales surge
By Lucas on Aug 14, 2015
According to Trimart Research Corporation, the recent long weekend only slightly affected the Total Market Area’s (TMA) new low-rise market. As of halfway through 2015, 68.2% of Trimart’s annual forecast has been achieved. New home inventory levels are extremely low though (as of June 2015), with the remaining low-rise supply 25.4% lower than the same month last year. This isn’t too surprising considering there were record high sales between March and June.
Listed below are a few of summer’s hottest low-rise sites:
Lotus Pointe - via Greenpark
Coming in first on this week’s Trimart Hot Spots list is Lotus Pointe by Greenpark. The community had 38 sales recently and sold out this summer. Phase 1 featured semis and 41’ and 43’ detached homes ranging up to more than 3,600 square feet with prices starting in the upper $600,000s. If you are looking for a new home in Caledon, then you should definitely register for Phase 2, which is coming soon!
Island Towns at Friday Harbour - via Geranium Homes
Taking the second spot is Friday Harbour by Geranium Homes and Pemberton Group. This Innisfil community had 17 sales recently. We had the opportunity to visit Friday Harbour to explore the marina basin. During the tour, we learned that sales have been surging and they expect to see many more sales by the end of the year once the marina is fully flooded. Once people see the body of water they could be living on, they will want to buy! There are many townhome and condo units available with prices starting in the mid $200,000s.
Summerlyn Village - via Great Gulf
The third position is taken by Summerlyn Village by Great Gulf Homes, which had 13 sales in June. This Bradford community features 36’, 40’, and 50’ detached homes ranging from 2,225 to 3,990 square feet, with prices starting at $600,000. The 36’ singles are currently sold out, but there will be a new release coming soon.
Impressions - via Fieldgate Homes
Coming in fourth is Impressions by Fieldgate Homes. This Kleinburg community recently had 12 sales. The 30’, 38’, and 44’ detached homes range from 1,811 to 3,476 square feet with prices starting at $687,990. When Phase 3 of Impressions opened at the end of last spring, it gave the community a really good inventory of new homes to last through the summer.
Dreamfields - via Aspen Ridge Homes
Taking the final position on the Trimart Hot Spots list, also with 12 sales, is another Bradford community! Dreamfields by Aspen Ridge Homes features 45’ detached homes ranging from 2,082 to 3,267 square feet, with prices starting at $594,990.
