New detached home sales strong despite rising prices

About a month ago, the Building Industry and Land Development Association (BILD) announced that there was less than one month of supply of new detached homes in the Greater Toronto Area (GTA). Also, the average price of a new detached home remained well over $1 million.
Despite the rising prices and limited supply, new detached homes remain to be the most in demand low-rise housing type across the Total Market Area (TMA), says Trimart Research Corporation.
Listed below are a few notable low-rise sites of the last month:
Anchor Woods by Rosehaven Homes
The top position on this week’s Trimart Hot Spots list is taken by Anchor Woods, a new home community in Holland Landing (East Gwillimbury) by Rosehaven Homes. During opening month, there were 73 sales at Anchor Woods. The community features 26’ semis ranging from 2,068 to 2,253 square feet, with prices starting at $827,990. It’s interesting that a community of large semis is in first place this week since sales of semis in the resale market has slowed down recently.
Blue Sky by Fieldgate Homes
Coming in second with 32 sales during opening weekends is Blue Sky in Stouffville by Fieldgate Homes. The community features 30’, 36’, and 40’ detached homes ranging from 1,682 to 3,185 square feet. There is an overwhelming demand for the detached homes at Blue Sky, and there is a new release coming up in about a week!
Esprit by Sundial Homes
The third spot is taken by Esprit, a new home community in Newmarket by Sundial Homes that saw 24 sales last month. Esprit features urban townhomes, townhomes, and 35’ and 40’ detached homes ranging from 1,030 to 3,441 square feet. Prices start at $579,990 and reach up to nearly $1 million.
The Preserve by Mattamy Homes
Taking the fourth position is The Preserve, a highly successful community in Oakville by Mattamy Homes. There were 13 sales at The Preserve last month. The community features boutique condo units, as well as 34’, 38’, 45’, and 50’ detached homes, ranging from 925 to 4,231 square feet. For prices, you have to visit the sales centre at 1388 Dundas Street West.
Grand River Woods by Fernbrook Homes
The final spot on this week’s Trimart Hot Spots list is taken by Grand River Woods, a new home community in Cambridge by Fernbrook Homes. There were 10 sales at Grand River Woods last month. The community features 30’, 35’, and 40’ detached homes ranging from 1,420 to 3,360 square feet. For pricing, visit the sales centre at 10 Limerick Road, Cambridge.
