New Condo Proposed for The Junction

SharpWise Investments Ltd., the corporation that currently owns 2978 Dundas Street West in Toronto has released an updated version of their condo proposal for the site.

The proposal calls for the demolition and replacement of a two-storey commercial-residential building with a seven-storey condo with retail at grade. The new proposal has a partial eighth floor to accommodate amenity space and roof access.

On February 13, 2014, the developers presented their original plan at a consultation meeting with Councillor Sarah Doucette, staff, and community members. Based off feedback from that meeting, SharpWise has changed the height from eight to seven storeys, reduced the quantity of units from 51 to 42, added visitor parking, added brick to the first three floors to complement The Junction’s unique character, increased the amount of amenity space, and a altered a few other elements involving privacy and street frontage.

RAW Design is the architecture firm behind the design of 2978 Dundas West. We’re confident that if SharpWise continues to cooperate with the community, RAW Design will bring their signature boutique vibe to The Junction. Other RAW mid-rises include Abacus Lofts by DAZ, Cube Lofts by Neilas, and more recently, 455 Dovercourt by Curated Properties.

SharpWise is aiming to submit an application to the City of Toronto Planning Division for May 7, 2014 with hopes to commence construction by mid 2016. If all goes according to plan, The Junction could have a slick boutique condo by the end of 2017!

Living in the Junction   

Located at Dundas and Pacific Avenue, just west of Keele Street, 2978 Dundas West is occupying a prime piece of Junction real estate.

As we learned during our Walkability series, The Junction definitely has a distinct character. It has a Walk Score of 87, so all amenities are easily accessible, and there are also many low- and mid-rise brick buildings.

SharpWise’s decision to publish a website to help the community stay up-to-date and informed about the condo proposal was a good one. Like many Junction residents, we’re excited to watch this project move forward!
