Lake House is over 85% sold and officially under construction!

Last week, we attended the official groundbreaking of Lake House in Grimsby, Branthaven Homes’ master-planned community along the waterfront.
Sometimes, when a project is advertised as a waterfront community, the residence may be near the waterfront or in the neighbourhood, but not actually on the water. That’s not the case with Lake House. The water is steps away and construction is practically along the shore.
The mayor of Grimsby, Bob Bentley, councillors, purchasers, trades, and many of the Branthaven team were in attendance for the groundbreaking ceremony.
“On behalf of Grimsby Town Council I want to welcome everybody,” announced Bentley. “Those of you who live in Grimsby, you understand the history of this property. For those of you who don’t and are thinking of buying here, it is one of the most beautiful places in Grimsby and when you see all the plans of work that is going to be done along here, it is going to be one of the nicest complete communities in the Niagara Region, so we’re very proud of it.”

Bentley explained how the province had density targets set much higher than the Town would prefer in this area, but working with Branthaven gave them the opportunity to plan something that would accommodate the province’s high expectations and complement Grimsby’s reputation of being a quiet, waterfront community. In fact, Steve Stipsits, President of Branthaven Homes, thanked Bentley and the councillors at the ceremony for rejecting his first two applications, because each iteration got better, and the final plan has won over many.
“We love Grimsby and from the look of the sales board over there, it seems that the people of Grimsby and surrounding area have certainly loved our project,” said Stipsits. “Also, a big thank you to our purchasers - whether they’re here or not - we have people in the midst of buying their first Branthaven home right to their fifth Branthaven home that are going to be here.”

Though this was the official groundbreaking ceremony, a lot of work has already been done on site. During his speech, Stipsits motioned to the site and said, “As you can see, there’s been a lot of work has [sic] already gone into the job here; the shoreline protection, the seawall was constructed throughout the winter, and then now we’ve excavated to lay the groundwork for the buildings to start.”
In addition to plenty of residential space in the form of condo buildings and townhomes, Lake House will connect to the Waterfront Trail via a pedestrian bridge, and there will also be a sand beach for residents. This week, construction on the new roads is starting, and then the townhomes will start taking shape!
“We are very excited also about the main street that we are going to create here along Winston,” said Stipsits, pointing to the road in front of the presentation centre. “We realized at some point with the town that with the sheer amount of people that are coming down here, we need a community centre...We brought 20 business locations to the main street here, and we’re already working with dentists, a restaurant, and numerous others to come and bring in some neighbourhood type commercial for the area.”

Lake House in Grimsby is over 85% sold and there are only a few townhomes remaining. The Shoreline Collection features 21’ two-storey townhomes with walkout basements. All of the available plans are 2,420 square feet and start from $769,990.

There are two condo buildings at Lake House. In Building 1, the available units range from 635 to 1,055 square feet, with prices starting at $257,990. In Building 2, the available units range from 525 to 685 square feet, with prices starting from $223,990.
