Last month when Urbanation released their 2016 second quarter results for the Greater Toronto Area’s (GTA) new condo market, they announced that the average selling price per square foot in Toronto’s downtown core is growing faster than other parts of the city.
The average selling price per square foot for all of the GTA was $582. In the core, where supply is more limited and there’s stronger demand, the average went up by 4% to $662. The average price of unsold units went up even more to $724 per square foot, which is a 7% increase.
Numbers like that are the kind of numbers that price out a lot of buyers. Many singles and couples looking for a new condo unit in Toronto simply can’t afford to pay downtown core prices. They may work there, but living there isn’t really an option at this moment in time. That’s why the east end is so attractive to younger buyers.
Over the next few years, we’re going to see a lot of young people purchasing in the east end, and eventually, that’s where a good portion of Toronto’s new families will be growing. In the same report, Urbanation also points out that larger units are selling more than smaller units, so it’s clear that people intend on raising children in condo buildings.

Birchmount and Lawrence is a unique location because the intersection serves as a hub of amenities for surrounding residential communities. There is a wide selection of banks, grocery stores, schools, shopping, parks, and restaurants, much of it within walking distance.

Being within a close proximity to the Don Valley Parkway and Highway 401, anywhere in the GTA is easily accessible, and even Lake Ontario is a straight shot down Birchmount. It will only take you around 10 minutes by car to get to the water.
