In Development: 89 Avenue Rd.

With the lack of affordable, available land in the downtown core, we are seeing developers get a bit more creative with their proposals, with a combination of office space, residential, commercial, and retail in almost every new development that we see.
In the past year, we have also seen developers, like Lifetime and Graywood, teaming up with hotel companies to bring some high-end hotels/condos to the area.
One area that is starting to truly capitalize on the hotel and residential trend is Yorkville. Menkes and Lifetime joined forces at 50 Scollard St. to bring the Four Seasons to Yorkville. The two 55- and 26-storey towers opened to rave reviews, making it highly likely that another developer will propose another similar project for the area.
As we reported last year, Freed Developments purchased 89 Avenue Rd., and thanks to a recent submission on the City of Toronto's website, we now know a little more about the project!
Freed is looking to bring a 28-storey building to 89 Avenue Rd. Some of the highlights of the project include a three-storey base, with a total of 41 residential units. As we mentioned earlier, the potential tower will also feature an 80-unit hotel. We don't know the brand of hotel, but we can assume it is a luxury one, considering the neighbourhood.
Designed by architectsAlliance, the exterior cladding is something we haven’t seen in Toronto. We have yet to get confirmation, but it appears as though the exterior cladding might be able to open and close, almost like an exterior blind, which if possible, is awesome.
As of now, we don't have much more information on Freed's plans for the site, but we can’t wait to learn more about 89 Avenue Rd.
