In Development: 231 College Street

In Toronto, when an area is recognized as one with great potential, developers pounce on it! A perfect example of this is the Spadina and College neighbourhood.
Shiu Pong submits a development application
According to an application submitted to the City of Toronto, Developer Shiu Pong is seeking permission to redevelop 231 to 237 College St. into a new 19-storey tower, designed by Kirkor Architects + Planners, featuring 158 units and 26 rental apartments. The development will also feature 165 bicycle spaces and 53 parking spaces within a two-level underground garage. The building is currently a three-storey century old home that has been repurposed as a commercial and rental building.
The development of Spadina and College
Up until about a year ago, Spadina and College had not received much attention from developers. It all started with Tribute's plans for "The College Condominium at Spadina," at 297 College St. Tribute's new condo boasts a modern-contemporary design, and will definitely make a strong impact on the streetscape.
And just recently, news broke about 484 Spadina Ave., in which Kirkor is also involved. That plan calls for the redevelopment of the site of Hotel Waverly into a 20-storey condo with 202 units.
The future of Spadina and College
It will be interesting to watch the corner of Spadina and College evolve. By no means do we expect a Liberty Village or an Entertainment District type of turnaround, but the neighbourhood definitely has all the makings of a vibrant residential hub; it has two major transit lines, a series of great restaurants, some independent shops, and it's very close to the beautiful University of Toronto campus.
