Demand for urban towns and detached homes remains strong through fourth quarter

Trimart Research Corporation’s latest report recalls the record breaking sales in the second quarter of 2015, comparing the surge in new low-rise housing sales to the trend we are currently seeing in the fourth quarter. Though the new low-rise inventory is struggling with low supply, there is still a strong demand for detached homes, and those who cannot afford the rising prices of detached homes have turned to urban townhomes.
Listed below are a few notable low-rise sites of the last month:
Wildflowers - via Mattamy Homes
Coming in first place on this week’s Trimart Hot Spots list is Wildflowers by a builder who is no stranger to the top of Trimart’s weekly reports, Mattamy Homes. There were 54 sales at this Kitchener community last month. Wildflowers features a wide array of home types, including village homes, garden and village suites, rear lane townhomes, two-storey townhomes, and 30’, 36’, and 43’ detached homes. The homes range from 1,001 to 3,164 square feet, and prices are starting from as low as $199,990.
Sharon Village - via Great Gulf Homes
The second position is taken by Sharon Village by Great Gulf Homes, which had 49 sales last month. This sharon community features 22’ semis and 36’ and 40’ detached homes, ranging from 1,455 to 3,085 square feet. Prices start from $540,990.
Townes of Scugog - via Halminen Homes
Placing third is Townes of Scugog by Halminen Homes, which saw 26 sales last month. Located in Bowmanville, this townhome community features homes ranging from 1,222 to 1,901 square feet, with prices starting at $314,990. Based on the last couple Trimart reports, Bowmanville saw a lot of action in October and November.
Vales of Humber - via Greenpark
Coming in fourth with 15 sales last month is Vales of the Humber by Greenpark Homes. This Brampton community is where you should go if you’re looking for a large lot and a stunning luxury home. Vales of the Humber features 55’, 86’, and 100’ detached homes, some of the largest lots in the city. The 50’ lots have completely sold out! The homes range from 3,170 to 7,683 square feet, and prices start from $890,990 and reach just above $1.6 million.
Mulberry Meadows - via Sundial Homes
The final position on this week’s Trimart Hot Spots list is taken by an Ajax community that saw 12 sales last month. Mulberry Meadows by Sundial Homes features 30’, 36’, and 40’ detached homes, ranging from 1,195 to 1,786 square feet, with prices starting at $539,990.
