Can the New Home Inventory Keep Up with Demand?

We’re well into summer and Trimart Research Corporation sees no sign of slowing down for the new low-rise market. There were over 20 new openings and releases across the GTA in June, and those openings should keep sales strong through the first couple months of summer. Trimart also released their year-to-date sales figures (as of May 2015) for the top five builders in the new low-rise market. Mattamy Homes is in first with 1,557 sales; Minto is in second with 482; Treasure Hill has 342 sales so far; Aspen Ridge has seen 331, and Greenpark is in fifth with 291 sales.
Listed below are a few notable low-rise sits of the last month:
Vales of the Humber - via Greenpark
Taking the top spot on this week’s Trimart Hot Spots list is Vales of the Humber, a Greenpark community in Brampton. This community had 81 sales last month! Vales of the Humber features a wide selection of detached homes on large lots, ranging from 50’ to 100’. The homes start at 2,764 square feet and reach to more than 7,600. These spacious homes are priced from $793,990 and range up to more than $1.5 million.
Coming in second is Union, a new community in Markham by Aspen Ridge Homes that saw 56 sales during its opening month. The community features stunning urban townhomes, ranging from 752 to 1,844 square feet, with prices starting at $331,990.
Summerlyn Village - via Great Gulf
Placing third with 20 sales last month is Summerlyn Village, a Bradford community by Great Gulf. Summerlyn Village features detached homes on 36’, 40’, and 50’ lots, ranging from 1,880 to 3,990 square feet. Prices start at $550,000.
Seven Oaks - via Fernbrook
There’s a tie for third this week as Fernbrook Homes also saw 20 sales at their Oakville community, Seven Oaks. The community offers luxury townhomes, as well as 38’ and 43’ detached homes, ranging from 2,129 to 3,791 square feet. Prices start at $729,990 and range to more than $1.1 million.
Fieldstone - via Brookfield
Taking the fourth position is Fieldstone, a Brookfield community in Mono. Fieldstone saw 15 sales last month. The detached homes on 60’, 70’, and 80’ lots range from 2,240 to 3,990 square feet, with prices starting at $624,990. It’s amazing how much more space you get for your money when you go a little further north than Caledon.
Downsview Park - via Mattamy Homes
It wouldn’t be a Trimart Hot Spots list without a Mattamy community making an appearance. Downsview Park by Mattamy and Urbancorp saw 13 sales last month. This Toronto community features stacked townhomes ranging from 555 to 1,093 square feet. The rear lane townhomes have sold out. The remaining stacked towns start at $279,990.
