Builders bringing more new townhomes and semis to market

The latest report from Trimart Research Corporation highlights a few new low-rise communities that successfully launched last month. Though the demand for detached homes is still very strong, many builders have shifted some of their focus to townhomes and semi-detached homes. Townhomes and semis tend to be smaller in square footage and on smaller lots, so the prices are more affordable compared to detached homes (depending on the location and style of home).
Listed below are a few notable low-rise sites of the last month:
Upper Oaks by Starlane Homes
The top position on this week’s Trimart Hot Spots list is taken by Upper Oaks, a new home community in Oakville by Starlane Homes. During opening month, there were 260 sales, and now the 45’ detached homes are sold out. The community still features a selection of semis ranging from 1,706 to 2,653 square feet, with prices starting at $899,900.
Upper Oaks by Greenpark
Coming in second is Greenpark’s collection of homes at Upper Oaks in Oakville. During opening month, Greenpark saw 140 sales and the 41’ and 50’ detached homes sold out. There is still a few 24.5’ townhomes available, ranging from 1,690 to 2,275 square feet. Prices start at $829,900.
Anchor Woods by Rosehaven Homes
Placing third with 73 sales last month is Anchor Woods in East Gwillimbury by Rosehaven Homes. The 38’ detached homes are now sold out, and there is a selection of 26’ semis ranging from 2,068 to 2,244 square feet. Prices start at $827,990. East Gwillimbury has seen a lot of new low-rise sales this year and the area is poised for growth.
Westminster Highlands by Reid's Heritage Homes
The fourth spot is taken by Westminster Highlands, a new home community in Fergus by Reid’s Heritage Homes. There were 15 sales at the community last month. Westminster Highlands features two-storey townhomes, bungalow townhomes, and 50’ detached homes. The homes range from 1,223 to 3,048 square feet and prices start at $309,900.
The final position on this week’s Trimart Hot Spots list is taken by Lotus Pointe, a new home community in Caledon by Fieldgate Homes. There were 10 sales at Lotus Pointe last month. The community features 38’ detached homes ranging from 2,815 to 3,002 square feet.
