Brampton and Oakville Lead the West in New Low-Rise Sales

Welcome to the first Trimart report of 2015! Trimart Research Corporation is currently accumulating all the sales data for December 2014, and will have a 2014 review prepared by the end of January or early February. As December sales continue to roll in, Trimart feels safe predicting that the Total Market Area (TMA) saw over 20,000 new low-rise sales last year. Brampton and Oakville lead the west region, while Barrie and Aurora lead the north. As for the TMA’s central area, Toronto actually saw some late sales. For the most part, December was a slow month because of holiday closures, but this was expected. Many November openings and releases kept the market strong through the holidays.
Listed below are a few notable sites of the last month:
Seven Oaks - via Fernbrook Homes
Taking the top position on the very first Trimart report of 2015 is Seven Oaks, a new Fernbrook Homes community in Oakville that saw 10 sales last month. For the majority of last year, Oakville trailed behind in the fourth and fifth top selling positions behind the likes of Brampton and Milton. Fernbrook actually has a few noteworthy communities underway in Oakville, and so do a few other builders, so we’re looking forward to watching the town build up throughout 2015. Seven Oaks features townhomes and 38’ and 43’ detached homes, ranging from 2,129 to 3,791 square feet. Prices start as low as $709,990 and reach just over $1.1 million.
Kingmeadow - via Minto
Coming in second with nine sales last month is Trimart Hot Spots veteran Kingmeadow by Minto. Kingmeadow dominated the Trimart reports last year because it is easily one of the best projects in Oshawa and they made a lot of progress throughout 2014; the first homebuyers have moved in already! Kingmeadow features townhomes and 36’ and 43’ detached homes, ranging from 1,068 to 3,502 square feet. One of the reasons Kingmeadow is so popular is because of the affordability, with prices starting at $229,990.
Mayfield Village - via Regal Crest Homes
Placing third with seven sales last month is Mayfield Village by Regal Crest Homes. This Brampton community is a multi-phased master-plan and attracted a lot of attention last year with the unveiling of a restored heritage home and the start of construction. Currently available by Regal Crest is a collection of townhomes and semis, as well as 32’, 38’, and 45’ detached homes. The homes range from 1,633 to 3,174 square feet and prices start at $359,900 - not a bad price for one of the quickest growing cities in Ontario.
Opportunity - via Touchstone Homes
Tying for third with seven sales last month is Opportunity by Touchstone Homes. This Richmond Hill community features a selection of townhomes ranging from 1,457 to 2,201 square feet. Last year, townhomes over 2,000 square feet became very popular in the TMA because they were a great alternative to the increasingly expensive detached homes. Real estate experts expect to see even more townhomes launching this year in response to the lack of detached home inventory. Prices at Opportunity start at $504,990.
Aurora Views - via Treasure Hill Homes
Speaking of large townhomes becoming popular, the fourth position is snagged by Aurora Views, a townhome community that had six sales last month. Presented by Treasure Hill Homes, Aurora Views features stunning townhomes ranging from 2,273 to 2,408 square feet, with prices starting at $680,900.
Kettle Lakes Club - via Aspen Ridge Homes
The final spot on this week’s Trimart report is taken by Kettle Lakes Club on Bayview, another townhome community in Richmond Hill by Aspen Ridge Homes. Kettle Lakes had five sales last month - sales jumped significantly last year when Aspen Ridge opened four new models. The 20’ and 25’ townhomes range from 1,717 to 2,744 square feet and are priced as low as $577,990.
