Are GTA new home sales as weak as you thought?

Last week, the Building Industry and Land Development Association (BILD) reported that new home sales in the Greater Toronto Area (GTA) were off to a slow start, and now Trimart Research Corporation is reporting that new low-rise sales for the Total Market Area (TMA) were actually the second highest they’ve been in the last six years. To be fair, the TMA includes areas that are not in the GTA, so Trimart is reporting more low-rise sales than BILD.
In the GTA, there were 974 new low-rise sales in January, and according to Trimart, there were 1,431 new low-rise sales in the TMA. The TMA’s total sales for January are high compared to recent years, but 4.2% lower than the same month last year. Trimart also indicates that inventory levels for new low-rise homes are around the 10,000 mark.

Cornell by Mattamy Homes
Coming in first on this week’s Trimart Hot Spots list is Cornell, a new Markham community by Mattamy Homes. During opening month, there were 59 sales at Cornell. The community features rear lane village homes, ranging from 1,399 to 1,580 square feet. Prices are starting at $507,990.
Wildflowers by Mattamy Homes
Mattamy Homes dominates the Hot Spots list by taking the second position as well with Wildflowers in Kitchener. This community saw 41 sales last month and features a wide variety of home types, including garden suites, rear lane village homes, village homes, village suites, two-storey townhomes, and 30’, 36’, and 43’ detached homes. The homes range from 1,001 to 3,164 square feet and prices start at $199,990.
Oakvillage by Branthaven Homes
Placing third with 32 sales last month is Oakvillage, a successful townhome community by Branthaven Homes. The Oakville community features three-storey back-to-back townhomes on 21’ lots, two-storey townhomes with common elements on 20’ lots, and two-storey freehold townhomes on 20’ lots. The homes range from 1,190 to 1,990 square feet and prices start from $453,990.
Urban Towndominiums by Rosehaven Homes
Tying for third is Mount Pleasant, Rosehaven Homes’ Urban Towndominiums development in Brampton. This community features urban townhomes, as well as 30’, 38’, 41’, and 45’ detached homes, ranging from 838 to 3,715 square feet. Prices start at just $318,990!
Mallory Heights by Woodland Homes
The final position on this week’s Trimart Hot Spots list is taken by Mallory Heights, a community in Courtice by Woodland Homes that saw 18 sales last month. Mallory Heights features bungalow and two-storey townhomes, 34’ and 42’ detached homes, and 34’ and 42’ bungalows. The homes range from 1,038 to 2,635 square feet and prices start from $361,990.
