Affordable Townhomes in the TMA Gaining Larger Market Share

As Trimart Research Corporation continues to add up new low-rise sales in the Total Market Area (TMA), they are predicting that spring is in for another surge of sales, and that affordable townhome communities are beginning to take up a larger market share. Townhome popularity isn’t surprising; it’s been on the rise for the last couple years thanks to the soaring price of detached homes. Families are looking to townhomes as an affordable alternative.
Listed below are a few notable low-rise sites of the last month:
Hawthorne Village - via Mattamy Homes
Taking the top position on this week’s Trimart Hot Spots list with a tremendous 91 sales last month is Hawthorne South Village, a highly successful Milton community by Mattamy Homes. The community features townhomes, and 30’ and 36’ detached homes, ranging from 1,044 to 2,824 square feet, with prices starting at $340,990. Even Mattamy’s detached homes are pretty affordable, with prices starting at $487,990 for 1,517 square feet.
Springvalley - via Royal Pine Homes
snagging second is Springvalley Village, a Brampton community by Royal Pine Homes. This community offers a wide array of 40’ detached homes, ranging from 2,840 to 3,375 square feet, with prices starting at $671,900. Though the average price for a detached home is on the rise, this price point isn’t bad at all, especially considering the great neighbourhood.
Willow Glen - via Brookfield Homes
Coming in third with 21 sales last month is Willow Glen by Brookfield Homes. This Tottenham community is another example of affordable townhomes being a big hit among homebuyers. Willow Glen features townhomes ranging from 1,470 to 1,820 square feet with prices starting at $334,990, while the detached homes on 30’, 36’, 43’, and 50’ lots range from 1,540 to 3,630 square feet and start at $379,990.
Mayfield Village - via Regal Crest Homes
The fourth position is taken by another Brampton community, Mayfield Village by Regal Crest Homes. This master-planned community has been making waves in Brampton ever since construction started last year. Regal Crest had 18 sales at Mayfield Village last month, and now a collection of townhomes ,semis, and 32’, 38’, and 45’ detached homes remain. The homes range from 1,622 to 3,174 square feet with prices starting at $385,900.
Island Towns - via Geranium Homes
The final spot on the Trimart Hot Spots list is taken by Friday Harbour, which had 15 sales last month. This Geranium Homes’ master-plan is a resort-style development Innisfil with stunning urban townhomes that range from 433 to 1,766 square feet. Prices start at $239,900.
