A closer look at the architectural design of WestBeach Condominiums

With anticipation on the rise for Marlin Spring’s WestBeach Condominiums at Queen and Coxwell in Toronto, let’s take a closer look at the architectural design. For this exciting east end development, Marlin Spring worked with the widely recognized firm, Graziani + Corazza Architects.     

WestBeach Condominiums will rise six storeys with glass and brick accents, finding the perfect aesthetic balance for the neighbourhood. The Beach has such a distinct vibe and atmosphere, so it was very important for the design of WestBeach Condominiums to be a striking addition to the streetscape while still complementing the surrounding architecture.     

“This site has been referred to as the Western Gateway to The Beach, and yet it was underutilized,” says Founding Partner Enzo Corazza. Graziani + Corazza embraced the challenge to breathe some new life into the corner. One of the reasons people refer to this intersection as the Western Gateway to The Beach is because Coxwell is the westernmost street that leads right down to Woodbine Beach and Ashbridges Park. It only takes about 10 minutes on foot to go from Queen and Coxwell to sand between your toes.

“There is an existing rhythm of the neighbourhood that establishes scale, and we accentuated this with strong vertical and horizontal elements that reflect that,” says Corazza. “We contrasted traditional brick with contemporary larger panels to tie in the existing architecture with what’s up-and-coming.”

By using traditional brick and contemporary paneling, WestBeach Condominiums mirrors elements in the surrounding low-rise architecture while resembling a boutique design you might find in the downtown core. If you didn’t already consider Queen and Coxwell a landmark intersection, you will now!  

“The pedestrian realm is important,” he adds. “This corner lacked a pedestrian presence that evoked the cadence of the area.” In order to engage the public at street level without impacting neighbouring buildings, Graziani + Corazza incorporated cantilevered elements over the sidewalk. This look is inspired by boardwalk infrastructure, which makes perfect sense since the Waterfront Trail and boardwalk at Woodbine Beach are nearby.

Of course, the outdoors and natural environment played a large role in inspiring the design of WestBeach. The Beach neighbourhood is all about quick and easy access to parks, window shopping, and other outdoor activities. WestBeach Condominiums features glass-faced balconies, terraces, and sunrooms, and the majority of units have views of the lake or the greenery north of Queen. The open-concept layouts allow the sunlight to inundate the living spaces throughout the day.     

There is also a rooftop terrace with a firepit, barbecues, and a dining alcove. This amenity is perfect for outdoor entertaining, and when the weather isn’t cooperating you can take the party indoors to the party lounge, which features a catering kitchen that overlooks Queen Street.
